Water damage is not always immediately obvious. A slow plumbing leak, damaged seal, appliance problem or moisture entering from outside can affect walls and floors before standing water becomes visible.
Recognizing the early warning signs can help homeowners in Oakville, Burlington and the western GTA address the source and repair damaged materials before the problem spreads.
1. Yellow or Brown Stains on Drywall
Discoloured patches on walls or ceilings are among the most recognizable signs of water damage. Stains may appear yellow, brown or darker around the edges.
Painting over the area will not solve the problem if moisture is still present. The source must be identified and corrected before the drywall is repaired, primed and repainted.
2. Bubbling, Peeling or Blistering Paint
Moisture trapped beneath paint can cause the surface to bubble, peel or separate from the wall. Wallpaper may also lift around seams or corners.
This frequently occurs near bathrooms, kitchens, windows, exterior walls and plumbing lines. The affected surface should be allowed to dry completely before damaged material and finishes are replaced.
3. Soft, Crumbling or Sagging Drywall
Drywall that feels soft, swollen or fragile has likely absorbed moisture. In more serious cases, the material may sag, crack or crumble when touched.
A small damaged section may be repairable. Drywall that has lost its strength or remained wet for an extended period will generally need to be removed and replaced after the moisture source has been resolved.
4. Swollen or Separating Baseboards
Baseboards can absorb water from wet flooring, leaking fixtures or moisture inside the wall. Common warning signs include swelling, warping, separation from the wall and cracked paint along the edges.
Minor cosmetic damage may sometimes be repaired, but severely swollen fibreboard trim usually needs replacement. The wall and floor behind it should also be inspected before new trim is installed.
5. Flooring That Lifts, Curls or Buckles
Water can cause laminate, hardwood and engineered flooring to expand or separate. Watch for raised edges, curling boards, uneven areas and new gaps between sections.
Tile flooring may develop loose tiles or damaged grout if moisture affects the surface underneath. Repairs should not begin until the area is dry and the cause of the moisture has been corrected.
6. Musty Odours That Continue Returning
A persistent musty smell can indicate hidden moisture behind drywall, underneath flooring or around baseboards—even when no stain is visible.
Do not cover the smell with paint, caulking or air fresheners. The affected area should be investigated so the moisture source and extent of the damage can be determined.
7. Cracks or Gaps That Reappear
Water-damaged materials can expand, shrink or lose their stability. This movement may cause repaired cracks, separated trim or flooring gaps to return.
Repeated surface damage often means the underlying issue has not been resolved. Further inspection may be necessary before another cosmetic repair is attempted.
8. Damage Near Sinks, Tubs and Appliances
Check the areas around sinks, toilets, bathtubs, showers, dishwashers and washing machines. Look for damaged caulking, loose flooring, stained cabinet interiors and swollen trim.
Even a small recurring leak can affect several nearby materials. Catching it early may limit how much drywall, flooring or trim needs to be replaced.
9. Recent Water Exposure
After a plumbing leak, overflowing fixture or other water event, inspect more than the immediately visible area. Moisture may travel underneath flooring, behind baseboards or into neighbouring wall sections.
Drying the surface alone may not be enough. The source should be stopped, the affected area properly assessed and damaged materials repaired only when conditions are dry and safe.
Repair the Cause Before the Finish
Water-damaged drywall, flooring and baseboards should never be treated as purely cosmetic problems. Fixing the source comes first. Depending on the situation, this may require a plumber, roofer, restoration company or another qualified specialist.
